Four-hundred apartments in 22 buildings may soon be coming to a former movie studio site in Avondale.
Plans submitted by Lervick LLC last month received a conditional approval recommendation from the city’s Planning Commission.
The site will be developed with a mix of one-, two- and three-story buildings with, “A variety of rooflines, a multitude of building massing, large balconies with arches and framed projections.”
The 400 planned units will consist of 72 single-bedroom, 296 two-bedroom and 32 three-bedroom units.
Access to the site will be via a gated entrance off 103rd Avenue. There will be two additional emergency access points at the north and south boundaries.
The streetscape at 103rd avenue will feature mature landscaping and shaded sidewalks.
Parking on-site will consist of 736 total spaces, 15 of which will be handicapped-accessible as per the Americans with Disabilities Act. In addition to covered parking, plans also call for 60 enclosed spaces within four one-story garage buildings along the northern, southern and eastern edges of the development.
The project lies within the boundaries of the Freeway Corridor Specific Plan, which allows for densities of up to 30 du/ac and a maximum building height of 40 feet. Avondale regulations cite a target density of 12 du/ac. Buildings with multiple residences in Avalon will not exceed 20 du/ac.
Buildings within the development will consist of neutral tones with fully insulated wood construction, dual-paneled vinyl windows, covered patios or balconies, storage rooms, plank flooring and decorative entries and interior trim. Colored stucco elements, decorative railings, gable/hit roof lines and projections along the facades will supplement the buildings’ character, strengthen corners and provide texture.
